Stage l- Concept Design
- Understanding the Client’s requirements upon receipt of the existing/proposed architectural and engineering drawings, for the main fabric of the building.
- Designing suitable presentations in conjunction with the Execution Division and outlining deadlines for the same.
- Sourcing of suitable materials to meet the Client’s requirements, and those of the design team.
- Consolidation of further information and detailing as per the Client’s preferred style.
- Establishment of details of any pre-determined budgets and programs considerations, which may influence the design.
- Preparation of preliminary layout drawings and three-dimensional sketches perspectives to show the nature of the design.
- Presentation to the client and noting of comments in order to make the required modifications.
- Development of the design into final General Arrangement drawings and colored perspectives with sample boards, to clearly show the design intent in terms of its spatial arrangement, style and color co-ordination.
- Preparation of an approximate budget cost for the fitting out works, loose furniture and soft furnishings.

Stage ll -Detail Design |
- Taking comments from the Client with respect to the concept design and liaison with the professional team and / or any appointed or preferred contractors.
- Establishing areas of interface for architectural, structural, mechanical and electrical services.
- Confirmation of design decisions and modifications to the design to meet the Client’s requirements. If necessary the drawings could be considered for any further agreement with the Client for extensive re-design work.

- Providing drawings and specifications to assist in the preparation of tender documentation
- Finalizing budget costing and discussing the preferred method of procurement for the fitting-out with the client.

| Stage - III |
- Establishing delivery dates and availability of materials for programming purposes.
- Appointment of successful sub-contractors and confirmation of their proposed program dates.
- Detailed programs for the fitting-out works prepared by the project manager for on site co-ordination and approval from the client.

| Stage IV |
- Establishing any areas of interface with other finishes and building services.
- Liaison with the professional team and any appointed or preferred contractors, with respect to the scope of works and project programming.
- Production of a program for the FF&E works to be integrated with the fitting-out works.
- Production of itemized schedules for the FF&E components, cross-referenced with coded Layout plans.
- Production of control sheets for each item of FF&E to show design style, size and color.
- Finalization of budget costing in order to decide on the Client’s preferred method of procurement for the FF&E.
